Every SOV, read line by line.

Your underwriters are doing assembly work.

SOVs, ACORDs, loss runs, appraisals. Submissions arrive scattered across formats. Someone re-keys and chases documents before the first full read.

Brokers shop every account in a soft market.

Same-day acknowledgment is table stakes. The first credible response sets the terms. Slow answers move the account.

Appetite lives in people's heads.

Roof thresholds, CAT aggregates, occupancy exclusions, TIV bands. The manual is tribal knowledge. The file holds documents, not reasoning.

The property desk

From SOV to signed-off decision.

Every submission located and enriched. Every guideline running as a rule. Every decision recorded as it happens.

01

The SOV arrives in any format.

Fourteen-page PDF, the broker’s own spreadsheet, a scanned fax. Read line by line and normalized into one building schedule before anyone opens the file.

02

Every location comes enriched.

Distance to coast, flood zone, wind zone, WUI, hail history, protection class. Attached per location at intake, sourced and inspectable. You never look them up one by one.

03

Roof age fires at triage.

Your thresholds run per location. Concern at 25 years, referral at 30, inspection above 30, or above 25 in a hail county. Deductible options checked while you’re still on first read.

04

Conflicts and TIV bands settle early.

Two roof ages, mismatched totals, a schedule that disagrees with the loss run. Each conflict sits beside the TIV-band rule that fired, so open questions close before the afternoon goes in.

05

You decide. Exceptions come to you.

Clean risks reach your screen pre-cleared. Anything outside appetite arrives as a referral with the evidence attached. Override anytime, and the reasoning is recorded.

06

Decided, and already defensible.

Inputs, sources, rules fired, rule versions, rationale, approver. Recorded as you decide. When your carrier looks harder, the answer is already written.

Every referral becomes a rule. Every rule runs on the next submission.

Explainability

Nothing on this screen is a guess.

Every value traces to the document it came from. Every rule shows the condition it evaluated. When two documents disagree, both are shown and the choice is explained.

Appetite

Built for the property classes you write.

Habitational

Highest-volume E&S property class in FL and TX. COPE and roof age decide it.

Retail & LROs

Large real-estate ownership schedules, strip malls, lifestyle centers. Anchor tenant and BI exposure.

Hospitality

Hotels, resorts, restaurants. Occupancy volatility, contents and FF&E exposure.

Office

Office and professional space. Tenant improvements, business income, equipment breakdown.

Light industrial

Warehouses, flex space, light manufacturing. Equipment, inventory, pollution exposure.

Vacant

Buildings in transition. Vandalism, arson, deterioration, protective safeguards.

Houses of worship

Assembly occupancy. Replacement cost, business income, contents valuation.

Small mixed-use

Residential over commercial. Multiple occupancy types in one schedule.

Geography

Where this hurts most.

Florida

The largest E&S property market. Every soft-market pressure compressed into one wind season.

Named windstormWind season Jun–NovFSLSO filing state

Texas

Hail and convective storm drive frequency. Coastal exposure drives severity.

Hail / convective stormCoastal windSLTX filing state

California

Reshaped by wildfire withdrawal and FAIR Plan pressure. Brush zone decides the account.
